5 Steps to Shorter Turn Times

The appraisal profession is evolving constantly. Each year, it seems, appraisers are asked to offer more information or have steps added to their research. All to ensure the end user gets the best information possible. In order to stay current with the continuously changing requirements, Young Real Estate Appraisals is continuously seeking new tools and tweaking processes in order to increase efficiency so we can do more work for faster. Since Young Real Estate Appraisals knows that time is important to everyone, we've listed some items you can do to lessen turn times when you order an appraisal from Young Real Estate Appraisals.

Are you ordering appraisals online?
By ordering online, you receive automatic e-mail notifications that the order was received, and fast, secure .PDF format report delivery. Online ordering is the single biggest time saver available to both of us! We don't have to retype information from a fax, and nor will you wonder whether we received the request.
Verify that the subject property information is accurate and complete.
There's nothing like being one number off on the street address to unnecessarily interrupt an appraisal assignment. And if you have a tax parcel number, plat map number, subdivision name or anything else that uniquely identifies the property, please pass it along. We even welcome lists of recent sales from the area — though be advised that professional appraisers must always do their own due diligence on comparable sales, and ours may be different from yours.

Feel free to call us at if you have any questions about your property or an assignment we're working on for you.

Are you telling us up front any features of the property that might make it unique?
Cookie-cutter houses are relatively easy to appraise. What takes time is analyzing how differing elements add to or detract from what otherwise would be a property's market value. At the time you order your report, be sure to let us know if there are unique elements of the home or surrounding area -- for example, it's had a recent addition built on, it's subject to zoning restrictions, it's predisposed to flooding. While these are things that we'd find out on our own, knowing them as soon as possible will likely make your report arrive earlier.
Let the occupants know what to expect.
One of the most inefficient tasks of the appraisal process is setting an inspection date with the homeowner. Many homeowners are understandably uncomfortable with the thought a stranger wants to come in their home, look around, and make copious notes. Not uncommonly they think they should make the place spotless before the inspection, with the belief that will increase the value. And will reschedule the appointment until they can get around to cleaning.

Coming directly from you -- someone they've been working with on their loan -- a little bit about the appraisal process, who we are, and especially that dusting and polishing won't increase their home's value one little bit, and likely shorten the appraisal inspection time. I encourage you to point your customers to our website, where we have lots of pages of useful information for homeowners as well as others describing the appraisal process. Have them call us if they want to meet our staff and learn more about our services. Remind them it benefits them to set the appointment as soon as possible!
